Dubai’s ultra-luxury property boom continues
Dubai’s high-end residential sector continues its record-breaking trajectory in 2025, with 357 properties sold for over $10 million in the first nine months — a 26% rise from the same period last year, according to the latest Knight Frank report.
During Q3 2025 alone, Dubai recorded 103 ultra-luxury home sales, marking a 24% increase year-over-year, while 17 of those properties exceeded $25 million, more than doubling the figures from Q3 2024.
The total value of deals in this segment reached $2 billion, up 54% compared to last year, outpacing the growth in transaction numbers — pushing the average sale price above $19.4 million, a 23.8% increase year-on-year.
Record-setting transactions and lifestyle demand
The most expensive sale of the quarter was a seven-bedroom villa at Asora Bay by Meraas in La Mer, fetching an impressive $95.3 million.
Experts say Dubai’s luxury market continues to attract high-net-worth individuals (HNWIs) seeking exclusivity and lifestyle-focused communities.
“Dubai’s luxury market has cemented its status as a safe haven for international and local buyers,” said Faisal Durrani, Partner – Head of Research, MENA, Knight Frank.
“Community living and exclusivity remain a big draw for wealthy investors,” added Will McKintosh, Head of Residential, MENA.

Knight Frank’s Prime Index shows an 8.5% annual price growth, averaging AED 3,767 per sq ft across Dubai’s top 10 luxury areas.

Global appetite for Dubai’s elite properties
Knight Frank’s data shows that global HNWI budgets for Dubai homes average $32 million, peaking at $45.7 million among Saudi nationals.
About 15% of buyers from Saudi Arabia, the UK, India, China, Hong Kong, and Singapore are ready to spend over $80 million on a Dubai residence, highlighting the city’s unmatched global appeal in the ultra-luxury real estate segment.
